d. ANIMAL REGULATIONS: The following animal regulations apply and shall be provided: <br /> (1) All animal enclosures, including but not limited to pens, cages, and feed areas, shall be <br /> maintained free from litter, garbage, and excessive accumulation of manure, so as to discourage <br /> the proliferation of flies, other disease vectors, and offensive odors. Premises shall be <br /> maintained in a neat and sanitary manner. (Development Title Section 9-1045.4[b]) <br /> (2) Except for movement on and off the property, animals shall not be kept or maintained in coops, <br /> pens, corrals, or within barns or similar structures, on property of less than 1/2 acre, closer than <br /> 40 feet from any rear or side property line. (Development Title Section 9-1045.3) <br /> e. SETBACKS: The five (5) horse stall barn designated as "Q" on the site plan is located closer than <br /> forty (40) feet from the side property line. In order to use the building, the applicant shall do one of <br /> the following: <br /> (1) Provide a copy of the building permit originally obtained for the construction of the building at the <br /> existing location. If the applicant provides a copy of the building permit, the building may be <br /> considered a non-conforming structure; or <br /> (2) Move the building so that a minimum of forty (40) foot setback is maintained from the side <br /> property line. A building permit is required for the relocation of this building. <br /> (3) Obtain a demolition (building) permit to remove the structure. <br /> f. END OF USE: Within five (5) years from the effective date of a Zone Reclassification that changes <br /> .the zoning from AU-20 to a zone that does not permit the approved use, the approved use shall <br /> either be terminated or changed to a use that is consistent with the new zone, unless the permit is <br /> extended by the granting authority. <br /> g. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> h. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. (Development Title Section 9-1135) <br /> i. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas for vehicles without trailers shall be <br /> surfaced and permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards <br /> shall be provided when necessary to protect adjacent structures or properties. (Development <br /> Title Section 9-1015.5[e]) <br /> (2) Parking spaces and maneuvering areas for truck and trailer rigs shall be surfaced with gravel. <br /> The horse unloading area may be surfaced with grass. <br /> (3) A minimum of four(4) parking spaces shall be provided, including one (1) van accessible space. <br /> The accessible space shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24). (0.67 spaces are required for every 1,000 feet of building area. 0.67 spaces are required <br /> for every employee.)
