(C/O FRANK FREITAS)(APN/ADRESS: 179-130-14; 3409 POCK LANE, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Zone Reclassification pre-application to rezone a <br /> 5.00 acre parcel from AU-20 (Agricultural Urban Reserve-20 acre minimum lot size) to R-L (Low <br /> Density Residential). The existing General Plan designation is R/L (Low Density Residential). <br /> According to the applicant, the underlying project will be a thirty-eight (38) lot residential subdivision. A <br /> Major Subdivision application has not been filed. <br /> The project site is located on the west side of Pock Lane, 450 feet north of Carpenter Road, east of <br /> Stockton. <br /> Surroundinq Land Uses <br /> The parcels to the north, south, west and east of the proposed project site have a General Plan <br /> designation of R/L and a zoning designation of AU-20. <br /> The Community Development Department has reviewed the above-referenced application and has the <br /> following comments: <br /> Infrastructure Services <br /> General Plan Volume 1 Wastewater Treatment Policy 2 (Pq IV-103) <br /> New development in urban communities shall have at a minimum, access to a public wastewater <br /> system. Septic systems may be permitted in Rural Residential areas, Commercial areas adjacent to <br /> Rural Residential areas, and in Warehouse Industrial zones, if General Plan policies and Development <br /> Title regulations are met. <br /> • The applicant has submitted a "will serve" letter from the City of Stockton indicating <br /> service can be provided if the applicant signs an annexation agreement with the South <br /> Stockton Community Facilities District 90-1(Sewer District), and pays the District <br /> annexation fee. <br /> 1 <br />
