POCK LANE (APN 179-130-14) (PA-0700588) (ZR) (PRE-APPLICATION) <br /> The City of Stockton Public Works Department has reviewed the subject application. Upon <br /> development of the subject property, the owner/applicant should be aware of the following: <br /> 1. The owner/developer should dedicate and improve Pock Lane within the limits of the project <br /> as needed to provide for a minimum 72' street section (36' half section). Full frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting should be installed prior to occupancy of any <br /> buildings/structures on this site. Further, all off-site improvements shall conform to City of <br /> Stockton Standard Plans and Specifications. <br /> 2. The subject parcel lies within the boundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District)and is not currently annexed. As a condition of receiving City of <br /> Stockton sewer service, the property owner must annex to the District (sign the CFD 90-1 <br /> MOU) and pay the District annexation fee(currently$12,838.30/acre based on the acreage <br /> as determined by the legal map size) prior to map recordation.
