1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of Site: The project consists of one 120.95 acre parcel located at <br /> 7934 N. Podesta Lane, Linden, California. The project is in a farming community and is <br /> surrounded by agricultural land. It is zoned AG-40. The project parcel number is <br /> APN 091-350-04. There are no homes or other structures on the existing parcel. <br /> /X1.2 Description of proposed development: The purpose of this project is to divide this <br /> acre site into two parcels, one being 60 acres and the other 60.95 acres. <br /> Parcel Location Map: (See Appendix). <br /> Site Map: (See Appendix). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> a , 2.1 The present owner, Brett Lagorio, has owned the property for approximately 9+months. <br /> Prior to this, it was owned by Dino and Irma Flor for 10-years. The prior owners were unable to <br /> be contacted for further information. Mr. Lagorio has leased and farmed the subject parcel for <br /> 10+ years prior and intends to continue farming the subject parcel. The past and present use of <br /> I�• the property has been for seasonal row crops and the northern part an orchard. Future use of the <br /> two parcels being created will be for agricultural purposes. <br /> 4.,-3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 'gr / 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> two parcels from an existing single parcel. If the parcels are developed for homes, septic <br /> systems will be required and built based per the San Joaquin County requirements. There have <br /> been no septic systems on the subject parcel. Permits were researched and illustrate this fact. <br /> v 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued, no history <br /> of septic repair is available. <br /> -'�3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> y Y general area consist of what seem to be standard systems consisting of leach lines and seepage <br /> pits. (See permits in appendix). There have not been any failures noted in the permits <br /> researched. <br /> `3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> 3. <br /> 5 Joaquin County Environmental Health Department records, the septic systems in this general <br /> area range in installation dates from 1988 to 2000.
