1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: 1.1 Description of Site: The project consists of one 120.95 acre parcel located at 7934 N. Podesta Lane, Linden, California. The project is in a farming community and is surrounded by agricultural land. It is zoned AG-40. The project parcel number is APN 091-350-04. There are no homes or other structures on the existing parcel. /X1.2 Description of proposed development: The purpose of this project is to divide this acre site into two parcels, one being 60 acres and the other 60.95 acres. Site Map: (See Appendix). 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: a , 2.1 The present owner, Brett Lagorio, has owned the property for approximately 9+months. Prior to this, it was owned by Dino and Irma Flor for 10-years. The prior owners were unable to be contacted for further information. Mr. Lagorio has leased and farmed the subject parcel for 10+ years prior and intends to continue farming the subject parcel. The past and present use of I�• the property has been for seasonal row crops and the northern part an orchard. Future use of the two parcels being created will be for agricultural purposes. 4.,-3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: 'gr / 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create two parcels from an existing single parcel. If the parcels are developed for homes, septic systems will be required and built based per the San Joaquin County requirements. There have been no septic systems on the subject parcel. Permits were researched and illustrate this fact. v 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this parcel. 3.3 Discussion of on-site septic repair history: No septic permits have been issued, no history of septic repair is available. -'�3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the y Y general area consist of what seem to be standard systems consisting of leach lines and seepage pits. (See permits in appendix). There have not been any failures noted in the permits researched. `3.5 General Area Septic Permit History: In researching permits for septic systems and San 3. 5 Joaquin County Environmental Health Department records, the septic systems in this general area range in installation dates from 1988 to 2000.
