PHASE ONE WILL CONSIST OF <br /> CONSTRUCTING ONE 4,731 SQUARE FOOT COLD STORAGE <br /> BUILDING AND THE MACHINERY ROOM. PHASE TWO WILL CONSIST <br /> OF CONSTRUCTING THE SECOND 4,731 SQUARE FOOT COLD <br /> STORAGE BUILDING AND WILL BE COMPLETED THREE YEARS AFTER <br /> PHASE ONE, LOCATED ON THE WEST SIDE OF PODESTA LANE <br /> (PRIVATE), 1.5 MILES NORTH OF STATE HIGHWAY ROUTE 26, WHICH <br /> IS ONE MILE EAST OF FINE ROAD. (DISTRICT 4). <br /> APPLICANT: Podesta Packing LLC APN: 091-350-26 <br /> INFORMATION.- <br /> The <br /> NFORMATION:The site is not currently located within a Federal Flood Insurance Administration Designated <br /> Flood Hazard Area. <br /> Podesta Lane is a private road. <br /> The intersection of Podesta Lane shall be improved in accordance with Caltrans Standards, <br /> a Caltrans encroachment permit shall be required to work within the right-of-way of State <br /> Highway Route 26. <br /> RECOMMENDATIONS: <br /> 1. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $508 per <br /> 1,000 gross square foot of building designated as Warehouse. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record.) A credit may be allowed if it can be <br /> verified that the existing development on this site was in operation on or after <br /> April 23, 1990. <br /> (Resolution R-00-433) <br /> 2. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is <br /> $184 per 1,000 gross square foot of building designated as Warehouse. The fee shall <br /> be automatically increased on January 1 of each year through the year 2005 at the rate <br /> of 7.66 percent.
