Brownfield,Development Services <br /> 9:00 a.m. 1. SITE APPROVAL APPLICATION NO. PA-0200267 OF DAVID COSTA. <br /> JR A Site Approval application to convert an existing produce stand into a small <br /> agricultural store,which will use 1,400 square feet of an existing 4,000 square <br /> foot building, and modify sign ordinance to allow 32 square foot and 64 square <br /> foot attached signs. Located on the southwest corner of State Route 120 and <br /> Harrold Avenue,east of Escalon(APN: 249-020-09;Address:27642 E. State <br /> Route 120,Escalon). <br /> Jose Rubianes,Associate Planner and Allyn Costa,owner were present for this item. <br /> Mr. Rubianes introduced the project. <br /> Mr. Van Buren informed Mrs. Costa that the Community Development Department would be <br /> recommending approval for the conversion of a produce stand to an agricultural store. Mr. Van Buren <br /> stated that there are questions regarding the signage and indicated that the Department would review <br /> Mrs. Costa's new information she presented today. <br /> Mr. Karam reviewed the Public Works Department requirements. Mr.Karam indicated that the Public <br /> Works Department would re-word requirements 2 and 3. <br /> Mr, Darrow reviewed the Building Division requirements and informed Mrs. Costa that an Engineer will <br /> need to revaluate the structure,and the building will need a one-hour firewall separating the store and <br /> agricultural section of the building. Mr. Darrow also indicated that a unisex restroom that is handicap <br /> accessible would be expectable. <br />
