Ms.Jolley introduced the project. Mr.Karam reviewed the Department of Public Works requirements. Mr. Place asked what the total cost of fees would be in order to obtain the building permit. Mr.Karam explained how the Traffic Mitigation fees were calculated and asked Mr.Place to call him so he could give him a more accurate figure on the fees. Mr. Huggins reviewed the Environmental Health Department requirements. Mr. Place informed Mr. Huggins that they had obtained a will serve from the City of Stockton for city water. Mr.Darrow reviewed the Building Code requirements. Ms.Jolley suggested that the applicants contact Mr.Steve Dalton regarding the Uniform Fire Code requirements. Mr.Van Buren informed the applicants that the item may be recommended to be listed on consent at the Planning Commission hearing. A Use Permit application to expand an existing large winery onto the 78 acre parcel to the west,construct a 124,560 square foot warehouse, and relocate an access road from State Route 120 to Murphy Road. Located on the south side of East State Route 120,2,000 feet east of South Murphy Road(APN:245-060-15;Address: 17000 East State Route 120 Highway,Ripon). Jennifer Jolley,Associate Planner;Dwight Davis,Franzia Winery,LLC were present for this project. Ms.Jolley introduced the project. Ms. Jolley and Mr. Davis discussed reducing the number of parking spaces. Ms.Jolley indicated that she would review the letter submitted by Mr.Davis regarding the reduction request. Mr. Darrow reviewed the Uniform Building Code and informed Mr. Davis that there will need to be parking provided for the physically disabled,and that he will need to provide restrooms conforming with all disabled access requirements. Ms.Jolley indicated that she would check on how many handicap parking spaces will be required. Mr,Karam reviewed the Traffic Impact Mitigation Fees.
