UP-01-5 OF WESTON RANCH <br /> CONGREGATION OF JEHOVAH'S WITNESS (C/O T. DANIEL PLACE <br /> SR.) (APN: 193-140-08) (7960 PONDEROSA STREET, FRENCH CAMP) <br /> The applicant has submitted a Use Permit application for a 370-person community <br /> church (Use Type: Religious Assembly-Community). An 8,976 square foot religious <br /> assembly building has been proposed which will consist of two auditoriums attached <br /> through a common lobby. The parcel is 3.5 acres, has a General Plan designation of <br /> R/L (Residential-Low Density) and is zoned R-L as well (Residential-Low Density). <br /> The site is located on the southwest corner of Ponderosa Street and French Camp <br /> Road, in French Camp. The project site is located within the unincorporated urban <br /> community of French Camp. <br /> Traffic Study <br /> Omni-Means Planners/Engineers prepared a traffic study in June of 2002, as required by <br /> the Department of Public Works. The study determined that if the applicants pay their <br /> fair-share of the improvement costs for installation of a traffic signal at the intersection of <br /> French Camp Road and Ponderosa Street, traffic impacts could be reduced to less than <br /> significant. The fair share amounts to $20,600 (%10.3 of $200,000), for the installation <br /> of a future traffic signal. <br /> This project is tentatively scheduled to be heard by the Planning Commission on August. <br /> 15, 2002. The Community Development Department has reviewed the Use Permit <br /> application and responses from other agencies and will be recommending that the <br /> Planning Commission approve the project subject to the following recommended <br /> Conditions of Approval. <br /> Use Permit Application No. UP-01-5 was approved by the Planning Commission on . <br /> The effective date of approval is . This approval will expire on , which is 18 months <br /> from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with, (2) all necessary building permits have been issued and remain in <br /> force, and (3) all necessary permits from other agencies have been issued and <br /> remain in force. <br />
