Should San Joaquin County require this development to be served by City of Stockton <br /> water, and if the site's land use is consistent with the City's General Plan, the property <br /> owner will be required to apply for a City of Stockton Outside Water Service Application <br /> and pay the applicable fees. Further, the owner shall be required to enter into a <br /> Conditional Water Service Agreement. <br /> 2. Frontage improvements including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting should be installed prior to occupancy <br /> of any new buildings/structures on this site. Should installation of these improvements <br /> prove plot practical due :o existing physical constraints, the owner/developer should <br /> enter into a Deferred Improvement Agreement whereby the owner/developer agrees to <br /> install the required improvements at such time as it is practical. <br /> If this development occurred within the City of Stockton, the following comments would apply: <br /> 3. The proposed retention basin shall be removed or converted into a detention basin when <br /> terminal drainage facilities are available. <br /> 4. The parcel shall have a single 30-foot wide access centered on Sixth Street. <br /> 5.
