(2) A minimum of twenty-six (36) parking spaces shall be provided, including one (1) accessible space, which shall be van accessible. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R.., Title 24). (2 spaces are required for every 1,000 feet of building area) (Development Title Section 9-1015.3) f. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Prescott Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.8) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. g. LOADING: One truck loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty (20) feet wide. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) j. SCREENING: Screening shall be provided and comply with the following. (1) A solid masonry wall six (6) to seven (7)feet in height shall be erected along the property line of APN 206-080-05. (Development Title Section 1022.4[d][1]) (2) A visual buffer that protects the view of the residence located on APN 206-080-06 from the project shall be created and maintained. (3) All storage materials and related activities, including storage areas for trash, shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen.
