(2) A minimum of twenty-six (36) parking spaces shall be provided, including one (1) accessible <br /> space, which shall be van accessible. Accessible spaces shall be located as close as possible to <br /> the primary entrance (C.C.R.., Title 24). (2 spaces are required for every 1,000 feet of building <br /> area) (Development Title Section 9-1015.3) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Prescott Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> g. LOADING: One truck loading space shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering <br /> areas for delivery vehicles are provided. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. SCREENING: Screening shall be provided and comply with the following. <br /> (1) A solid masonry wall six (6) to seven (7)feet in height shall be erected along the property line of <br /> APN 206-080-05. (Development Title Section 1022.4[d][1]) <br /> (2) A visual buffer that protects the view of the residence located on APN 206-080-06 from the <br /> project shall be created and maintained. <br /> (3) All storage materials and related activities, including storage areas for trash, shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen.
