permits to be issued within 18 months from the effective date of approval, includes the <br /> construction of six 3,000 gallon tanks. Phase Two, building permits to be issued within <br /> ten years from the effective date of approval, includes the construction of a 12,000 <br /> square foot case and barrel storage building and a 2,500 square foot wine tasting room. <br /> Thirty marketing events per year are also proposed with a maximum attendance of 100 <br /> people as shown on the proposed marketing plan dated July 24, 2012. <br /> This application supersedes PA-0500388 and PA-0800182. <br /> c) MARKETING EVENTS: Marketing Events are subjected to the following regulations: <br /> 1) A maximum of thirty (30) marketing events are permitted annually as a part of the <br /> proposed marketing plan dated July 24, 2012. <br /> 2) Each event shall have a maximum attendance of 100 people. <br /> 3) Marketing Events shall end by 10:00 p.m. (Development Title Section 9-1075.3 (m)(2). <br /> 4) Amplified music shall not be permitted as part of this approval. <br /> d) SPECIAL EVENTS: Special Events are subjected to the following regulations: <br /> 1) A maximum of four (4) special events are permitted annually as a part of the proposed <br /> marketing plan dated July 24, 2012. <br /> 2) Each event shall have a maximum attendance of 100 people. <br /> e) PRODUCTION CAPACITY: A large winery shall have a minimum production capacity of <br /> 100,000 gallons of wine per year. (Development Title Section 9-1075.3[a]). <br /> f) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the <br /> Capital Facility Fee is applicable, the County shall collect the fees before the issuance of <br /> any building permits. (Development Title Section 9-1245.2) <br /> g) PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All winery driveways and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete to provide a <br /> durable, dust free surface. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties (Development Title Section 9-1015.5[e]). <br /> 2) A minimum of 14 parking spaces shall be provided, including one van accessible <br /> space, for Phase Two. PA-0800182 required a minimum of 13 parking spaces. At <br /> full buildout, 27 parking spaces shall be provided, including two accessible spaces, <br /> one which shall be a van accessible space. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24).(2.5 parking spaces are <br /> required for every 1,000 square feet of building area)(Development Title Section 9- <br /> 1015.3) <br /> 3) A total of 33 additional parking spaces (1 space is required for every 3 attendees) shall <br /> be provided for marketing events. Marketing event parking may be alternative <br /> surfacing material. <br /> 4 <br />
