(2) A minimum of twenty-five (25) parking spaces shall be provided, including one (1) van <br /> accessible space. <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (4) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles. (Development Title Section 9-1015.5[hD <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed <br /> according the standards set forth in Section 9-1015.5 of the Development Title. <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4D <br /> h. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a M occupancy to an E-1 occupancy (U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> (2) The existing structure exceeds the allowable floor area permitted by the Uniform Building Code <br /> for a E-1 occupancy and 5N type of construction. The building shall be provided with an <br /> automatic fire sprinkler system, change type of construction, or separated into conforming areas <br /> with area separation wall(s). <br /> i. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of Appendix III-A of the Uniform Fire <br /> Code (public water mains). <br /> (2) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California Building Code and <br /> the California Electrical Code. <br /> (4) All valves controlling the water supply for automatic fire sprinkler systems and water-flow <br /> switches shall be monitored in accordance with 904.3.1 of the California Fire Code. <br /> Conditions of Approval - 2- SA-99-26 <br />
