STATE RT. 99 E. FRTG RD. APN 086-070-34 PA-0700365 SA <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1. The subject site is located within the area of a Project Study Report (PSR) to improve the <br /> traffic capacity of the State Route 99/Eight Mile Road interchange. While alternative <br /> improvement designs are currently under consideration, it is very likely that there will be <br /> additional right-of-way requirements within the area of the subject site to accommodate said <br /> improvements. Therefore, it is strongly recommended that the owner/developer be required <br /> to provide a minimum 50' building setback along the entire project frontage. <br /> 2. Driveway access should be limited to a maximum of 30' in width, and any future access gates <br /> should be setback as needed to provide for adequate off-street vehicle stacking. <br /> 3. Frontage improvements including, but not limited to, curb, gutter, sidewalk, driveways, <br /> pavement widening and street lighting should be installed prior to occupancy of any new <br /> buildings/structures on this site. Should installation of these improvements prove not practical <br /> due to existing physical constraints, the owner/developer should enter into a Deferred <br /> Improvement Agreement, whereby the owner/developer agrees to install the required <br /> improvements at such time as it is practical. Further, all on and off-site improvements shall <br /> conform to City of Stockton Standard Plans and Specifications. <br /> We appreciate the opportunity to comment on this application. <br /> JAMES B.
