COMMENTS ON DEVELOPMENTS <br /> SU-91-12/ZR-91-10 PRE-APPLICATION <br /> 5 . Terminal drainage system conforming the North Morada Storm <br /> Drain Master Plan shall he provided to meet the <br /> requirements of the County and to provide adequate drainage <br /> for the subdivision . <br /> 6 . The project shall be served by a public water system' <br /> conforming to the North Morada Water Master Plan . The <br /> �O construction of a well on the well site in Rancho Morada <br /> Estates and extension of the water line to the project site <br /> are required. Partial funding is available from a deposit N <br /> made by the developer of the Rancho Morada Estate . A test <br /> well showing that the production well will meet all <br /> applicable standards is required prior to the approval of the <br /> �U improvement plans or any work within the site . <br /> 7 . Street lighting shall be provided at the intersection of <br /> Tudor Rose Glen and North 99 Frontage Road . <br /> S . The property shall annex to County Service Area No . 46 prior <br /> to approval of the Final Map to provide for the operation, <br /> maintenance, and improvement of storm drainage and water <br /> facilities . A Zone shall be created in CSA No . 46 prior to <br /> approval of the Final Map to provide for the operation, <br /> vaint_n: nce , and improvement of street lighting facilities . <br /> 9 . The subdivider is subject to Morada Estates North Area of <br /> Benefit Fees . The fee is currently $27 , 903 . 93 plus $50.00 <br /> for administration costs . <br /> 10 . A Traffic Impact Mitigation Fee way be required for this <br /> development . The fee is due and payable at the time of <br /> building permit application . ( The fee is $2 , 627 . 00 for each <br /> dwelling unit in the Stockton area . The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Reword . ) <br /> 11 . This subdivision is approved for recording as a single unit, <br /> phasing is not approved . <br /> 12 . A Preliminary Soils Report is required in accordance with <br /> the County Standards for the purpose of determining the <br /> R-Value for the design of the roads . <br />
