Reference is made to our file number 20- 2921-02, which summarized 5 previous percolation tests performed at the Heather Moor Estates - Unit No. 2 project. This report summarizes the results of tests performed on the 12 remaining lots. Our study was performed in accordance with the requirements of§9-101002 of San Joaquin County's Ordinance. PROPOSED DEVELOPMENT The remaining twelve lots of Heather Moor Estates Unit No. 2 consist of approximately 1-acre parcels located east of Highway 99 on Tudor Rose Glen. Existing residences surround the project on the north, south, and east sides. Several residences exist and/or are under construction in the adjacent Heather Moor Estates -Unit No. 1. We understand that there is a deed restriction on these parcels to allow only one residence per lot. PRESENT / PAST USE OF THE SITE/EXISTING AND PROPOSED SEPTIC TANK USAGE Based on percolation tests previously performed by our firm, we understand that the existing residences in the Heather Moor Estates — Unit No. 1 development are using seepage pits at the ends of dual systems. We are not aware of any difficulties reported by existing homeowners in the development. As you are aware, the Morada area of northeast Stockton is blanketed with an expansive black clay, commonly known as Adobe. As a consequence, the long-term performance of shallow leach fields in the area have at times been less than satisfactory. Recent changes in San Joaquin County and State requirements have resulted in the need for engineered systems on adjacent projects. The actual design for septic systems at the Heather Moor Estates Unit No. 2 project has been provided by Don Chesney of Valley Ag Research located in Turlock, California. We point out that a designated drain field area is shown on the approved plans.
