Reference is made to our file number 20- <br /> 2921-02, which summarized 5 previous percolation tests performed at the Heather Moor Estates <br /> - Unit No. 2 project. This report summarizes the results of tests performed on the 12 remaining <br /> lots. Our study was performed in accordance with the requirements of§9-101002 of San Joaquin <br /> County's Ordinance. <br /> PROPOSED DEVELOPMENT <br /> The remaining twelve lots of Heather Moor Estates Unit No. 2 consist of approximately 1-acre <br /> parcels located east of Highway 99 on Tudor Rose Glen. Existing residences surround the <br /> project on the north, south, and east sides. Several residences exist and/or are under construction <br /> in the adjacent Heather Moor Estates -Unit No. 1. We understand that there is a deed restriction <br /> on these parcels to allow only one residence per lot. <br /> PRESENT / PAST USE OF THE SITE/EXISTING AND PROPOSED SEPTIC TANK <br /> USAGE <br /> Based on percolation tests previously performed by our firm, we understand that the existing <br /> residences in the Heather Moor Estates — Unit No. 1 development are using seepage pits at the <br /> ends of dual systems. We are not aware of any difficulties reported by existing homeowners in <br /> the development. As you are aware, the Morada area of northeast Stockton is blanketed with an <br /> expansive black clay, commonly known as Adobe. As a consequence, the long-term <br /> performance of shallow leach fields in the area have at times been less than satisfactory. Recent <br /> changes in San Joaquin County and State requirements have resulted in the need for engineered <br /> systems on adjacent projects. The actual design for septic systems at the Heather Moor Estates <br /> Unit No. 2 project has been provided by Don Chesney of Valley Ag Research located in Turlock, <br /> California.
