FRONTAGE ROAD,LODI)(APN 059-140-37) <br /> The applicant is proposing a truck terminal parking facility with 349 truck parking stalls to be <br /> constructed in two phases over 2 years.Phase one includes construction of a 3,528 square foot <br /> operations building,an 864 square foot office, 221 parking stalls and 11 employee/visitor parking <br /> spaces. Phase two includes an additional 128 parking stalls(Use Type: Truck Sales and Service, <br /> Truck Terminal).The parcel has a General Plan Designation of I/T(Truck Terminal Industrial) <br /> and is zoned I-T(Truck Terminal Industrial). <br /> The 16.26 acre site is located on the north side of Eight Mile Road, 1,600 feet,east of Micke <br /> Grove Road, (north Stockton). The truck terminal use type may be conditionally permitted in I-T <br /> zone with an approved Use Permit. <br /> Background <br /> On July 28, 1998,the Board of Supervisors approved General Plan Amendment No.GP-97-0006 <br /> and Zone Reclassification No.ZR-98-0002,to amend the General Plan of 16.2 acres from A/L <br /> (Limited Agriculture)to I/T(Truck Terminal Industrial)and the zoning from AL-5 (Limited <br /> Agriculture-5 acre minimum)to I-T(Truck Terminal Industrial).With the exception of an off- <br /> premises sign constructed in 2003 (PA-0300302),the site has remained undeveloped. <br /> Traffic Studv <br /> The Department of Public Works is requiring that a traffic study be prepared.The Initial Study <br /> cannot be completed until the results of the traffic study have been reviewed by the Department <br /> of Public Works. <br /> 1 <br /> A:, <br />
