FRONTAGE ROAD,LODI)(APN 059-140-37) The applicant is proposing a truck terminal parking facility with 349 truck parking stalls to be constructed in two phases over 2 years.Phase one includes construction of a 3,528 square foot operations building,an 864 square foot office, 221 parking stalls and 11 employee/visitor parking spaces. Phase two includes an additional 128 parking stalls(Use Type: Truck Sales and Service, Truck Terminal).The parcel has a General Plan Designation of I/T(Truck Terminal Industrial) and is zoned I-T(Truck Terminal Industrial). The 16.26 acre site is located on the north side of Eight Mile Road, 1,600 feet,east of Micke Grove Road, (north Stockton). The truck terminal use type may be conditionally permitted in I-T zone with an approved Use Permit. Background On July 28, 1998,the Board of Supervisors approved General Plan Amendment No.GP-97-0006 and Zone Reclassification No.ZR-98-0002,to amend the General Plan of 16.2 acres from A/L (Limited Agriculture)to I/T(Truck Terminal Industrial)and the zoning from AL-5 (Limited Agriculture-5 acre minimum)to I-T(Truck Terminal Industrial).With the exception of an off- premises sign constructed in 2003 (PA-0300302),the site has remained undeveloped. Traffic Studv The Department of Public Works is requiring that a traffic study be prepared.The Initial Study cannot be completed until the results of the traffic study have been reviewed by the Department of Public Works. 1 A:,
