For Phase I, prior to the'issuance of a building permit an encroachment permit shall be required for work within <br /> road right-of-way at the SR 99 East Frontage Road. For Phase I, the driveway approach at the SR 99 East Frontage Road shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. For Phase N, a lot line adjustment with APN 059-260-76 starting from APN 059-260-58 to Eight Mile Road <br /> which will allow for the future access road easeffie=t shall be recorded <br /> prior to issuance of the building permit. <br /> 4. For Phase IV, prior to the issuance of a building permit an encroachment permit shall be required for work within <br /> road right-of-way at the Eight Mile Road. For Phase IV at the project driveway at Eight Mile Road, the onsite southbound shared left-right lane shall be split <br /> into separate exclusive left and right turn lanes for a minimum stacking distance of seventy-five feet from the <br /> future right-of-way( see condition #18 belowplus the distance to the current edge of pavement, and shall be <br /> shown on the site plan. The project proponents shall be responsible for 100% of the improvement. <br /> 7. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time <br /> of each building permit application. (The fee currently is $166.00 per daily trip-end generated in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. (Resolution R-00-433) <br /> 8. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at the <br /> time of each building permit application. The fee currently is $1,430.00 per 1,000 gross square foot of building. <br /> The fee is based on the current schedule. (Resolution R-06-38) <br /> 9. The Water Supply Facilities Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable prior to issuance of each building permit. (The fee currently is $680.00 per 1,000 gross square foot of <br /> building designated as Service Commercial. The fee shall be automatically increased on January I of each year <br /> through the year 2015 at the rate of 4.55 percent.
