d <br /> h <br /> CONDITIONS OF APPROVAL <br /> PA-1100091 <br /> Delicato Vineyards <br /> Lot Line Adjustment Application No. PA-1100091 was approved by the San Joaquin County <br /> Community Development Department on June 13, 2011,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on December 12, 2012, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff:John L. Funderburg, 468-3160) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment among four parcels as shown on the site <br /> plan dated May 20, 2011. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PROPERTY LINE SETBACK. The proposed new rear and side property lines for Parcels One, <br /> Two, Three and Four shall meet the rear and side yard setback requirements for the AG-40 <br /> zoning designation (General Agriculture, 40-acre minimum) for non-agricultural and agricultural <br /> structures. (Development Title Section 9-610.2) <br /> d. PLANNING APPLICATION PA-1100069: The "Notice of Lot Line Adjustment" for application PA- <br /> 1100069 shall be recorded and deeds transferred prior to the recordation of the "Notice of Lot Line <br /> Adjustment"for application PA-1100091. <br /> 2. DEPARTMENT OF PUBLIC WORKS; (Seethe attached memo dated June 2, 2011) <br />
