CONDITIONS OF APPROVAL <br /> PA-03-121 <br /> Mangat <br /> Site Approval Application No. PA-03-121 was approved by the San Joaquin County Community <br /> Development Department on May 9, 2003. The effective date of approval is May 19, 2003. This <br /> approval will expire on November 17, 2004, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Raymond Hoo, 468-3164) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-GRADING BUILDING PERMIT". This Plan must <br /> show drainage, driveway access details (including gates), on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST" for <br /> details). A fee is required for the Site Plan review. <br /> b. APPROVED USE: This approval is for agricultural truck parking of two (2) trucks and two(2) trailers <br /> (Use Type: Agricultural Truck Parking) as shown on the Plan dated March 18, 2003. <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the following shall apply: <br /> (1) The Grading Permit shall be submitted within thirty (30) days from the effective date of approval. <br /> (2) All Conditions of Approval shall be completed within thirty (30) days of issuance of the Grading <br /> Permit. <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. <br /> e. OWNER-OPERATOR RESIDENCE: The property shall contain the residence of the owner-operator <br /> of the trucks. (Development Title Section 9-605.6[f][3]) <br /> f. EMPLOYEES: No employees, other than members of the owner-operator's immediate family, are <br /> allowed in the agricultural truck parking operation. (Development Title Section 9-605.6[f][41) <br /> g. MAINTENANCE BUILDING: Only one accessory structure is allowed for maintenance and repair of <br /> the permitted trucks and trailers. (Development Title Section 9-605.6[f][5]) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) The design of the driveway shall be such as to allow trucks to enter and exit property without <br /> entering into the opposing lane of traffic. <br /> Conditions of Approval - 1 - PA-03-121 <br />
