I. INTRODUCTION <br /> Valley Ag Research has been retained by the Calvary Bible Church of Lodi, CA to conduct a <br /> Nitrate Loading Study and Soil Suitability Study as required by the San Joaquin County <br /> Department of Environmental Health (PHS-EHD). Mr. Larry Wenell, AIA, of the Architectural <br /> firm of Wenell, Mattheis and Bowe is the Architect for the project and has provided the <br /> necessary preliminary information to complete these studies. This information includes the site <br /> plan, anticipated number of parishioners over the next five years and plumbing fixtures. It is <br /> proposed to establish the Church in three phases over the next 5+years. <br /> The site is located on the West Highway 99 Frontage Road, directly north of the Mokelumne <br /> River. The property address is 18621 North State Route 99 West and the APN is 013-220-35 <br /> and comprised of 32.5 acres. The actual Church site will occupy approximately 15 of the 32.5 <br /> acres. <br /> The reporting requirements for these studies comply with the San Joaquin County Development <br /> Title, specifically Section 9-1105.2(d). <br /> The purpose of this report is threefold: First, the proposed Church site has been evaluated for the <br /> installation of a conventional septic system through the findings of the Soil Suitability Study. <br /> Secondly, the project has been assessed for nitrate impact to the environment originating from <br /> the on-site waste disposal system. And third, this report specifies a conventional septic system <br /> _ which has been designed to mitigate environmental impact and promote groundwater protection <br /> based on contemporary scientific studies. <br /> II. SOIL SUITABILITY STUDY FINDINGS <br /> A. SUBJECT PROPERTY AND SURROUNDING STUDY AREA INFORMATION <br /> The actual land proposed for the Church facility was formally a cherry orchard. The remaining <br /> acreage of the subject property is an existing vineyard. There is a single family residence on the <br /> property near the Frontage Road. The surrounding land use is comparatively diversified; <br /> _ however, the majority of land use is for agricultural production, along with low density housing. <br /> There are commercial and industrial facilities as well as trailer parks, campgrounds and other <br /> recreational facilities in the study area. <br /> Applications on file with the Environmental Health Department reveal twelve permits have been <br /> issued for repairs/additions to existing systems in the one-half mile study area. Twelve permits <br /> in this study area can be considered excessive, considering the relatively sandy soil. <br /> Explanations for these repairs may be that installed systems were under-designed or placed in <br /> clay/hardpan strata.
