CONDITIONS OF APPROVAL <br /> SA-92-64 <br /> Christy Brothers <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the establishment of a residential construction services office <br /> within an existing building, with outdoor storage of related materials and equipment. <br /> b. The approved use shall not be initiated until all of the Conditions of Approval for Site <br /> Approval Application No. SA-92-27 have been complied with, including issuance of the <br /> Final Certificate of Occupancy. <br /> C. One copy of an Improvement Plan, showing screening, parking, and sign details, shall be <br /> submitted to the Development Services Division for approval. A Plan Check Fee shall be <br /> required. <br /> d. Outdoor storage of materials and equipment related to the approved use shall only be <br /> permitted within a storage area screened from the view of motorists on State Route 99 <br /> and the West Frontage Road by a seven-foot high solid fence or wall. The outdoor <br /> storage area shall, at a minimum, be surfaced with six inches of rock base. The location <br /> of the storage area, along with surfacing and screening details, shall be consistent with <br /> Section 9-1020.5 of the Development Title and be included on the Improvement Plan. <br /> Portable screening devices, to be used at all times when material and equipment related <br /> to the approved use are on the site, may only be permitted if they meet the above <br /> standards, are shown on the Improvement Plan, and are approved by the Director. <br /> e. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> f. A minimum of two additional automobile parking spaces shall be provided for the <br /> approved use. The size and location of the parking spaces shall be consistent with the <br /> requirements of Section 9-1015 of the Development Title. The spaces shall be installed <br /> prior to the initiation of the approved use and shall be permanently paved with either <br /> concrete or asphalt concrete. Bumper guards shall be provided where necessary to <br /> protect structures or properties.
