CONDITIONS OF APPROVAL SA-92-64 Christy Brothers Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of the use and the issuance of any building permits. This approval will expire within 18 months of the date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been secured and remain In force, and (3) all necessary permits from other agencies have been secured and remain in force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. This approval shall be for the establishment of a residential construction services office within an existing building, with outdoor storage of related materials and equipment. b. The approved use shall not be initiated until all of the Conditions of Approval for Site Approval Application No. SA-92-27 have been complied with, including issuance of the Final Certificate of Occupancy. C. One copy of an Improvement Plan, showing screening, parking, and sign details, shall be submitted to the Development Services Division for approval. A Plan Check Fee shall be required. d. Outdoor storage of materials and equipment related to the approved use shall only be permitted within a storage area screened from the view of motorists on State Route 99 and the West Frontage Road by a seven-foot high solid fence or wall. The outdoor storage area shall, at a minimum, be surfaced with six inches of rock base. The location of the storage area, along with surfacing and screening details, shall be consistent with Section 9-1020.5 of the Development Title and be included on the Improvement Plan. Portable screening devices, to be used at all times when material and equipment related to the approved use are on the site, may only be permitted if they meet the above standards, are shown on the Improvement Plan, and are approved by the Director. e. The applicant shall secure an approved Business License prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) f. A minimum of two additional automobile parking spaces shall be provided for the approved use. The size and location of the parking spaces shall be consistent with the requirements of Section 9-1015 of the Development Title. The spaces shall be installed prior to the initiation of the approved use and shall be permanently paved with either concrete or asphalt concrete. Bumper guards shall be provided where necessary to protect structures or properties. Parking details shall be included on the Improvement Plan. _ 1 _ SA-92-64 Conditions of Approval
