�• .,w• <br /> Current Use of the Property <br /> Presently, there is a single family residence located on the Parcel along with two accompanying <br /> storage buildings. The remaining part of the 1.26 acres is unused bare ground. <br /> Description of the Property <br /> The Parcel is located within the immediate vicinity of California Highway 99. The noise <br /> and light produced by the vehicles traveling on Highway 99 is noticeable from the Parcel. The Parcel is <br /> surrounded by agricultural land. There are row crops to the north of the Parcel and a vineyard to the east <br /> and south of the Parcel. There is also a dairy approximately 300-400 yards northwest (upwind) from the <br /> Parcel, which may constitute an off-site source of odor. <br /> The parcel is not being used for agriculture purposes or for any other productive purpose except <br /> as a residence. Regarding vegetation on the Parcel, there are a couple of trees, a small amount of grass <br /> adjacent to the residence, and the remainder of the land is bare or covered with weeds. The Parcel does <br /> not provide habitat for wildlife other than small birds and rodents. <br /> Proposed Use of the Property <br /> The Parcel would be used as a storage facility for Van Unen-Miersma Propane. The current <br /> buildings and residence would remain intact. However, the house would be used for storage/office <br /> space, not for a personal residence. Van Unen-Miersma Propane's main purpose for the Parcel would be <br /> to store approximately 40-50 empty portable toilets. The portable toilets would be emptied, cleaned and <br /> sanitized at a different location. As a result, there should not be any environmental, health, or odor <br /> issues with sewage or chemical disposal at the Parcel. <br /> There would not be any hazardous materials stored on the site. However, Van Unen-Miersa <br /> Propane would store small amounts of biodegradable solvents, motor oil, transmission fluid, and <br /> gasoline. <br /> The only noticeable impact from the proposed use of the Parcel would be the incoming and <br /> outgoing trucks that deliver the portable toilets. There would be approximately 4-6 incoming and <br /> outgoing trucks per day. <br /> 21 Page <br />
