f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On- site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9- 1015.6) g. LIGHTING: Lighting shall be provided and comply with the following: (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) h. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width of East Frontage Road, shall be installed across the frontage of the project site. (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (Development Title Section 9-1020.) i. SCREENING: Screening shall be provided and comply with the following: (1) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6)to seven (7) feet in height. Outside storage is not permitted in front yarns, street side yards, or in front of main buildings. (Development Title Section 1022.4[d][21) j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access gates shall be recessed from the property line a minimum of 65 feet. k. FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Fire flow will be provided for proposed buildings by the use of static water supply (NFPA Section 1231 of the National Fire Code). (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire Code and the standards adopted by the San Joaquin County Fire Chiefs Association. (3) Fire department access to buildings shall be in accordance with Section 902.4 (Key Boxes). A knox box shall be installed according to fire department instructions. (4) Fire extinguishers shall be installed in accordance with California Fire Code, Volume 2, Standard 10-1. Conditions of Approval - 2 - SA-98-19
