f. LOADING: One (1) loading space shall be provided. Each space shall be a minimum of 25 <br /> feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On- <br /> site driveways and maneuvering areas may be used in lieu of one of the loading spaces as <br /> long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9- <br /> 1015.6) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][41) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width <br /> of East Frontage Road, shall be installed across the frontage of the project site. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. (Development Title Section 9-1020.) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6)to seven (7) feet in height. Outside storage is not permitted <br /> in front yarns, street side yards, or in front of main buildings. (Development Title <br /> Section 1022.4[d][21) <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> (1) Access gates shall be recessed from the property line a minimum of 65 feet. <br /> k. FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of static water supply <br /> (NFPA Section 1231 of the National Fire Code). <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standards adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> (3) Fire department access to buildings shall be in accordance with Section 902.4 (Key <br /> Boxes). A knox box shall be installed according to fire department instructions. <br /> (4) Fire extinguishers shall be installed in accordance with California Fire Code, Volume <br /> 2, Standard 10-1. <br /> Conditions of Approval - 2 - SA-98-19 <br />
