CONDITIONS OF APPROVAL <br /> PA-0600100 <br /> Bates <br /> Minor Subdivision Application No. PA-0600100 was approved by the San Joaquin County <br /> Community Development Department on August 2, 2006. The effective date of approval is August <br /> 12, 2006. This tentative map approval will expire on August 11, 2009, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specked, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified,and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, [209)953-7509) <br /> a. TENTATIVE MAP: The parcel map shall substantially conform with the approved tentative map <br /> dated February 17, 2006. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured at a distance of 20 feet from the <br /> front lot line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 2 acres. (Development Title Section 9-310.3) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Parcel Map: <br /> (1) A proposed 25-foot wide private easement for access to parcel 1 along parcel 2 shall be shown <br /> on the Parcel Map. (Development Title Section 9-1150.15) <br /> d. FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Community Development Department for a building permit. <br /> (1) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and <br /> the standard adopted in Chapter 35 of the California Building Code and the California Electrical <br /> Code. <br /> (2) Fire department access roads shall be in accordance with section 902.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (3) This project shall comply with the San Joaquin County Development Title Section 9-1150.18, <br /> Road Naming Procedures. Please contact the Community Development Department at 468- <br /> 2193 to complete this process prior to requesting Fire Department approval. <br /> (4) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction Having Authority.
