Access rights shall be dedicated and restricted for Lot 2 along the frontage of State Highway Route 99 West <br /> Frontage Road on the Parcel Map. (Development Title Section 9-1150.5) <br /> 4. If a hydraulic study indicates that the adjacent drainage channel cannot accept additional runoff, then <br /> drainage from the improved portion of each parcel shall be retained on-site. Drainage for each pond shall be <br /> calculated by a registered civil engineer, an architect, or a licensed contractor, prior to issuance of the <br /> Building Permit. The drainage study shall be completed prior to approval of the Improvement Plans. If <br /> necessary, a note shall be placed on the parcel map requiring the retention ponds. (Development Title <br /> Section 9-1135.9) <br /> 5. The limits of the 100-year Flood Plain shall be delineated on the Parcel Map. A note shall be placed on the <br /> Parcel map which states "No structures shall be place within the limits of the 100-year flood plain." <br /> 6. The property shall transfer to a zone within County Service Area(CSA)49 prior to recording the Parcel <br /> Map to provide for the operation,maintenance, and improvement of street lighting facilities. A new <br /> assessment for the zone shall be approved by the property owners prior to approval of the Parcel Map. The <br /> assessment for the new zone shall be based on the cost for: maintenance,operation, system improvements, <br /> and any replacement program of facilities within CSA 49. The applicant shall pay for the cost to process the <br /> transfer and assessment for the new zone. In addition, the applicant shall pay for the maintenance and <br /> operation of the system from the time the facilities are accepted by the District until the transferred area is <br /> placed on the assessment role of the District. (Development Title Section 9-1100.5) <br /> Note: Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a <br /> State NPDES construction permit. <br /> DG:SH:av <br />
