(2) A minimum 19 of parking spaces shall be provided, including 1 accessible space, one of which <br /> shall be van accessible. Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24) (Development Title Section 9-1015.9). <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015.5[h](11) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of S <br /> State Route Highway 99 E Frontage Road, shall be installed across the frontage of the project <br /> site. (Development Title Section 9-1020.8(a)) <br /> I SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by <br /> a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen (Development Title Section 9-1022.4[e][2][A]) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> I BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from an S-2 occupancy to an S-1 occupancy <br /> (U.B.C. Section 3405). The structure must be brought into compliance with all current code <br /> provisions including structural, plumbing, mechanical, electrical, energy and disabled access <br /> requirements. <br /> m CALIFORNIA FIRE CODE The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit: <br /> (1) Fire sprinkler systems shall be installed according to the California Fire Code and the <br /> appropriate standards and guides adopted in the California Building Code and the California <br /> Conditions of Approval - 2 - PA-0800140 <br />
