STATE RT. 99 W. FRT. RD. (APN 179-150-26) - PA-0400170 (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer lines and/or treatment facilities, and if the site's land use is consistent with the <br /> City's General Plan, the property owner shall be required to apply for a City of Stockton <br /> Outside Sewer connection and shall be required to annex to the City of Stockton,or sign <br /> a deferred annexation agreement if the property is not deemed contiguous to the City, <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved in the extension of the sewer main to serve this parcel, as required, to <br /> meet City standards. This may include the extension of the sewer main across the <br /> entire frontage of the property. <br /> 2. The subject parcel lies within the boundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District) and is not currently annexed. As a condition of receiving <br /> City of Stockton sewer service, the property owner must annex to the District (sign the <br /> CFD 90-1 MOU)and pay the District annexation fee (currently$8,669.82/acre based on <br /> the acreage as determined by the legal parcel size) prior to building permit issuance. <br /> Further, the applicant will be required to sign a conditional utility service agreement for <br /> possible annexation to the City of Stockton. The subject site is located within the area of a Project Study Report(PSR)sponsored by <br /> the San Joaquin Council of Governments to improve the traffic capacity of State Route <br /> 99. While alternative improvement designs are currently under consideration, it is very <br /> likely that there will be additional right-of-way requirements within the area of the subject <br /> site to accommodate said improvements.
