Community Development Development Services Division 1810 East Hazelton Avenue Stockton, CA 95205 SITE APPROVAL APPLICATION FOR A TRUCK PARKING LOT FOR THREE TRUCKS & SIX TRAILERS –3721 S. STATE RT. 99 W. FRT. RD. (APN 179-150-26) - PA-0400170 (SA) The City of Stockton Public Works Department has reviewed the subject application and offers the following comments: 1. Should the San Joaquin County require this development be served by City of Stockton Sewer lines and/or treatment facilities, and if the site's land use is consistent with the City's General Plan, the property owner shall be required to apply for a City of Stockton Outside Sewer connection and shall be required to annex to the City of Stockton,or sign a deferred annexation agreement if the property is not deemed contiguous to the City, and pay the applicable fees. Further, the owner/developer shall be responsible for all costs involved in the extension of the sewer main to serve this parcel, as required, to meet City standards. This may include the extension of the sewer main across the entire frontage of the property. 2. The subject parcel lies within the boundary of the South Stockton Community Facilities District 90-1 (Sewer District) and is not currently annexed. As a condition of receiving City of Stockton sewer service, the property owner must annex to the District (sign the CFD 90-1 MOU)and pay the District annexation fee (currently$8,669.82/acre based on the acreage as determined by the legal parcel size) prior to building permit issuance. Further, the applicant will be required to sign a conditional utility service agreement for possible annexation to the City of Stockton. The subject site is located within the area of a Project Study Report(PSR)sponsored by the San Joaquin Council of Governments to improve the traffic capacity of State Route 99. While alternative improvement designs are currently under consideration, it is very likely that there will be additional right-of-way requirements within the area of the subject site to accommodate said improvements. Therefore, it is strongly recommended th tockton the owner/developer be required to dedicate right-of-way as needed within the limits the project prior to approval of this application. 111111 1999
