PA-0400170 OF JUAN <br /> GARCIA RICO (APN: 179-150-26; ADDRESS: 3721 S. STATE ROUTE <br /> 99 WEST FRONTAGE, STOCKTON) <br /> The applicant has submitted the above referenced Site Approval pre-application for truck <br /> parking for three trucks and six trailers in a Limited Industrial zone. (Use Type: Truck Sales <br /> and Service-Parking)The one-half acre site is currently vacant. (General Plan designation: <br /> I/L; Zoning: I-L) The use approved with SA-93-24 (construction storage yard) was never <br /> established. The Conditions of Approval were not met and the permit lapsed. <br /> The site is located on the west side of State Route 99 West Frontage, 700 feet south of <br /> Carpenter Road, Stockton. <br /> The Community Development Department has reviewed the proposed Site Approval <br /> pre-application and offers the following comments: <br /> ENFORCEMENT: <br /> The applicant is parking trucks at the site without the required permits and an <br /> enforcement case has been opened. Enforcement will be deferred if a full application is <br /> submitted within thirty (30) days. <br /> SURFACING REQUIREMENTS: <br /> Section 9-1015.5(e) requires that all permanent parking lots (which include parking <br /> spaces, driveways, and maneuvering areas) in all zoning districts shall be surfaced and <br /> permanently maintained with asphalt concrete or portland cement concrete to provide a <br /> durable dust free surface. Ingress and egress areas shall also be surfaced and <br /> permanently maintained with asphalt concrete or portland cement concrete to provide a <br /> durable dust free surface. Aggregate base may be used for trailer storage areas. <br />
