F1_ NTRODUCTION <br /> on Barber of Balusc, LLC is proposing to improve a 6.53 acre antiquated 7southeastthe Cty of Stockton, in an unsewered portion of San Joaquin County. This repo <br /> results and research findings of the Soil Suitability Study conducted as a prerequisite for this Site <br /> Approval. A Site Plan Map for the project denoting the proposed septic system layout, etc. has <br /> been prepared by Mr. David Lagorio. Due to scale factors, only the portion that pertains to the <br /> future Office Building and its related septic system are included in this report. <br /> The subject property is located south of Stockton on the east Frontage Road, 700 feet north of <br /> Marfargoa Drive. Water and sewer from the City of Stockton are not adjacent to the subject <br /> property at this point in time. Since these lines extend south, but not adjacent to the subject <br /> property, the property will probably eventually connect to City water and sewer. <br /> This Site Approval is for a multi-use facility to be constructed in two phases. This Soil Suitability <br /> Study only addresses Phase I. Phase I is for the conversion of an 1,800 square foot residence into <br /> an office for the sale of agricultural buildings and retail nursery,the conversion of 2,000 square <br /> a feet of cargo containers into storage buildings for construction contractors and welding services, <br /> the construction of three agricultural buildings for display purposes, parking for 12 trucks and <br /> trailers, and a retail nursery. <br /> The San Joaquin County Environmental Health Department (EHD) requires Soil Suitability <br /> Studies for projects in unsewered areas where there is a proposed improvement of an existing <br /> property, or a parcel split. This report complies with the San Joaquin County Development Title, <br /> Section 9-1105.2 (d) for a Soil Suitability Study. Additionally, this proposed project must comply <br /> with the Environmental Health Department Sewage Standards, specifically Section 10: <br /> "Requirements for Waste Disposal for New Land Developments." <br /> The Environmental Health Department has stipulated the Soil Suitability Study address the <br /> following information in their February 10, 2004 Conditions of Approval, and also by Mr. Mike <br /> Huggins of EHD in a meeting on October 29, 2004: <br /> ✓ A Soil Suitability Study incorporating proposed staff(employee) and customer use, <br /> indicating that the area is suitable for septic tank usage. The sewage disposal system shall <br /> comply with the on-site Sewage Standards of the Manual of Septic Tank Practice or EPA <br /> Design Manual for On-Site Wastewater treatment and Disposal. State on revised site plans <br /> the maximum number of employees and customers the sewage system is being designed for. <br /> In addition, show on revised plans that the leachfield area will be barricaded so it cannot be <br /> driven over, parked on, or used as a storage area. The leachfield cannot contain any <br /> underground utility lines. In addition, the revised site plan shall incorporate the 100% <br /> designed sewage disposal replacement area. <br /> ✓ The site plan submitted to EHD must show sewage and well information that clearly <br /> delineates the proposed locations as required by ordinance requirements. <br /> Chesney Consulting <br />
