This project would consist of a three Phase project, with Phase I to begin immediately, <br /> Phase II within 10 years, and Phase III within 15 years. <br /> Phase I use will be for diesel truck/trailer repair and maintenance and parking of up to <br /> 46 trucks, and 15 ± trucks entering and exiting per day. <br /> There will be no loading or unloading of the trailers at this facility. It is only a staging <br /> location for routing to final destinations. <br /> Phase I construction work would consist of grading, asphalt/concrete driveways and <br /> entrance, a 1,000 square foot office, and minor remodeling of existing 5,000 square foot <br /> building on site for the maintenance shop. An area behind the existing building will be <br /> fenced, graded, lime treated and paved for parking of trucks and trailers. Also, the <br /> existing storm water retention pond would be relocated and expanded. <br /> The office would accommodate up to 5 employees and the maintenance shop up to 3 <br /> employees. They would operate mainly Monday through Sunday from 5 AM to 7 PM. <br /> Phase II would consist of construction of a 2,957 square foot truck wash and lube <br /> building (private use only,not open to public) and related parking and driveways. <br /> Phase III would consist of construction of a 12,000 square foot maintenance shop and <br /> related additional truck parking and driveways. There would also be an extension to the <br /> CMU wall along the south and east property lines. <br />
