2) All storage materials and related activities, including storage areas for trash, shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacentscreen. FENCING: Fencing shall comply with the following: 1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of ten (10) feet from the property line unless there are at least sixteen (16) feet between the property line and the edge of the traveled roadway, in which case the setback requirement is waived. 2) The existing gate at the southern access point shall remain open during business hours 3) All fencing shall comply with Development Code Section 9-1022. k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: 1) Exterior walls less than twenty (20) feet from a property line shall be of one-hour, fire-resistive construction. Openings will not be permitted less than five (5) feet and protected less than ten (10)feet. 2) H-4 repair shop will require sprinklers if greater than 3,000 square feet. m. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit. 1) Fire flow will be provided for proposed buildings by the use of: a) Appendix III-A of the Uniform Fire Code(public water mains) b) NFPA 1231 of the National Fire Code(static water supply) 2) Fire department access roads shall be in accordance with section 9022 of the California Fire Code and the standard adopted by the San Joaquin County Fire Chiefs Association. 3) Fire department access to buildings shall be in accordance with 902.4 Key Boxes: A knox box shall be installed according to fire department instructions. 4) Fire extinguishers shall be installed in accordance with California Fire Code,Volume 2, Standard 10-1. 5) Fire permits may be required prior to occupancy to conduct operations hazardous to life or property.
