Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer, and if the site's land use is consistent with the City's General Plan, the property <br /> owner will be required to apply for a City of Stockton Outside Sewer Service Application <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved in the extension of the sewer main to serve this parcel, as required, to <br /> meet City standards. This may include the extension of the sewer main across the <br /> entire frontage of the property. <br /> 2. The subject parcel lies within the boundary of the South Stockton Community Facilities <br /> District 90-1 (Sewer District) and is not currently annexed. As a condition of receiving <br /> City of Stockton sewer service, the property owner must annex to the District (sign the <br /> CFD 90-1 MOU) and pay the District annexation fee (currently $5,146.20/acre based on <br /> the acreage as determined by the legal parcel size) prior to permit issuance or <br /> recordation of a subdivision map. Further, property owner must comply with San <br /> Joaquin County Health Department requirements relative to septic abandonment. <br /> 3. The owner/developer should dedicate as needed along the East Frontage Road within <br /> the limits of the project to provide a 84' roadway right-of-way (42' half section). Full <br /> frontage improvements including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting should be installed prior to occupancy <br /> "STOCKTON...CALIFORNIA'S SUNRISE SEAPORT" <br />
