-- A;dCITY F —S70CKT0N PLEASE CIRC &.
owl, RETURN TO
DEPARTMENT OF PUBLIC WORKS /
CITY HALL
425 N. EL OORAOO STREET STOCKTON, CA 95202-1 S97 January 13, 2000co?l
Kai Luma
San Joaquin County Community Development
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
SITE APPROVAL APPLICATION TO EXPAND THE DELTA HUMANE SOCIETY IN THREE
PHASES 4590 S STATE ROUTE 99 E FRONTAGE RD (APN 179-200-281 (SA-99-100)
The City of Stockton Public Works Department has reviewed the subject application and offers
the following comment:
1. Should the San Joaquin County require this development be served by City of Stockton
Sewer, and if the site's land use is consistent with the City's General Plan, the property
owner will be required to apply for a City of Stockton Outside Sewer Service Application
and pay the applicable fees. Further, the owner/developer shall be responsible for all
costs involved in the extension of the sewer main to serve this parcel, as required, to
meet City standards. This may include the extension of the sewer main across the
entire frontage of the property.
2. The subject parcel lies within the boundary of the South Stockton Community Facilities
District 90-1 (Sewer District) and is not currently annexed. As a condition of receiving
City of Stockton sewer service, the property owner must annex to the District (sign the
CFD 90-1 MOU) and pay the District annexation fee (currently $5,146.20/acre based on
the acreage as determined by the legal parcel size) prior to permit issuance or
recordation of a subdivision map. Further, property owner must comply with San
Joaquin County Health Department requirements relative to septic abandonment.
3. The owner/developer should dedicate as needed along the East Frontage Road within
the limits of the project to provide a 84' roadway right-of-way (42' half section). Full
frontage improvements including, but not limited to, curb, gutter, sidewalk, driveway
installation, pavement widening and street lighting should be installed prior to occupancy
"STOCKTON...CALIFORNIA'S SUNRISE SEAPORT"
