�r v <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jennifer I, 468-3161) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING <br /> PERMIT'. The Site Plan required as a part of the building permit must be prepared <br /> by a registered civil engineer or licensed architect. This Plan must show drainage, <br /> driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the phased expansion of an existing church <br /> and school as shown on the Plan dated October 23, 2003 (Use Types: Religious <br /> Assembly-Community & Educational Services-General). The maximum number of <br /> seats for the religious assembly portion of the project shall not exceed 300. The <br /> maximum number of students for the educational services portion of the project <br /> shall not exceed 150. The project includes the use of the existing and the phased <br /> construction of the following buildings: <br /> 1). Existing: <br /> (a) One 9,004 square foot building for the church and school. <br /> (b) One 1,320 square foot modular classroom. <br /> 2). Phase I: <br /> (a) Construction of one 1,320 square foot modular classroom. <br /> (b) Construction of one 2,160 square foot modular classroom. <br /> 3). Phase II (all building permits to be issued within two (2) years from the date of <br /> approval): <br /> (a) One 2,160 square foot modular classroom. <br /> (b) One 5,184 square foot sanctuary building. <br /> c. SETBACKS: The following setback requirements shall apply: <br /> 1). All buildings shall be setback a minimum of thirty (30) feet from all front, rear <br /> and street side property lines. <br /> 2). All buildings shall be setback a minimum of ten (10) feet from all side property <br /> lines (Development Title Section 9-610.2). <br /> d. BUSINESS LICENSE: The applicant shall securelan approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) <br /> 4 <br />
