CONDITIONS OF APPROVAL <br /> UP-92-21 <br /> National Telephone & Telegraph <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the Issuance of <br /> any building permits and prior to the Initiation of the use. <br /> This approval will expire 16 months from the effective date of the approval unless (1) all Conditions <br /> of Approval have been complied whh, (2) all necessary building perm@s have been secured and <br /> remain In force, and (3) all necessary permits from other agencies have been secured and remain <br /> In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The approval shall be for a maximum of 155 seats. <br /> _b/ An Improvement Plan showing drainage,driveway access details,on-site parking,existing <br /> l —QST ,c and proposed utility services, and grading shall be submitted for approval. Additional <br /> storm drainage shall be retained on the site, and provisions for the additional runoff shall <br /> OLL Nr\ be shown on the Improvement Plan. All Improvements shall be shown on the <br /> Iw �•;;ti Fes' Improvement Plan. The construction of on-site Improvements shall conform to the <br /> approved Site Plan and Improvement Plan and be completed prior to the Issuance of a <br /> Certificate of Occupancy and the Initiation of the use. A Plan Check Fee Is required. <br /> All approved construction shall conform to the requirements of the Flood Prevention <br /> Ordinance. (Section 0-10320) <br /> d. Parking requirements: <br /> (1) A minimum of 55 parking spaces shall be provided. (Section 93700(g) of the <br /> -- Planning T'itley-----� <br /> .(2) All parking spaces and driveways shall be delineated. <br /> (3) All parking spaces, driveways, and maneuvering areas shall be paved and <br /> permanently maintained with concrete or asphalt concrete. Bumper guards shall <br /> be provided where necessary to protect adjacent structures or properties. <br /> (Section 9371M(a)) <br /> <(4) Parking details and locations shall be consistent with Section 93702 of the <br /> Planning Title and be shown on the Improvement Plan. <br /> (5) There shall be no parallel parking permitted adjacent to the right-of-way of State <br /> Route 99, East Frontage Road. <br /> Conditions of Approval - 1 - UP-92-21 <br />
