The owner/developer should dedicate right-of-way on Morada Lane and on N. Highway
99 Frontage Road, as needed within the limits of the property, to comply with the
proposed Morada Lane/State Route 99 Interchange improvements. Further, the
owner/developer should install complete frontage improvements including, but not
limited to, curb, gutter, sidewalk, driveway installation, pavement widening and street
lighting prior to occupancy of any new buildings/structures on this site. Should
installation of these improvements prove not practical due to existing physical
constraints, the owner/developer should enter into a Deferred Improvement Agreement
whereby the owner/developer agrees to install the required improvements at such time
as it is practical.
2. It shall be the responsibility of the Waterloo Morada Fire District to relocate any interim
improvements including, but not limited to, driveways and leach fields, as needed to
comply with the future Morada Lane/Highway 99 Frontage Road interchange
improvements.
3. Should the San Joaquin County require this development be served by City of Stockton
Sewer lines and/or treatment facilities, and if the site's land use is consistent with the
City's General Plan, the property owner shall be required to apply for a City of Stockton
Outside Sewer connection and shall be required to annex to the City of Stockton, or sign
a deferred annexation agreement if the property is not deemed contiguous to the City,
and pay the applicable fees. Further, the owner/developer shall be responsible for a8tockton
costs involved in the extension of any sewer mains to serve this project, as required, t a#
1111181
1999
