CONDITIONS OF APPROVAL <br /> A. & N. BALDOCCHI <br /> MS-92-58 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> a . A Parcel Map is required (Planning Title Section 9-9112) . <br /> b. The Traffic Impact Mitigation fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 164 . 00 per single family dwelling unit in the Tracy area. <br /> The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the <br /> Engineering News Record) (Resolution R-90-304) . <br /> C. The Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map (Subdivision Map Act Section 66445) . <br /> d. All easements of record shall be shown on the Parcel Map <br /> (Planning Title Section 9-9184) . <br /> 2 . PUBLIC HEALTH SERVICES <br /> a . A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior to <br /> recordation of the Parcel Map indicating that the area is <br /> suitable for septic tank usage. <br /> b. The existing private water wells shall be tested for the <br /> chemical Nitrates prior to recordation of the Parcel Map. <br /> Samples are to be taken and run by a State-approved lab. <br /> C. On designated remainder parcel construct an individual sewage <br /> disposal system under a permit and inspection by the <br /> Environmental Health Division at the time of development. <br /> d. For designated remainder parcel construct an individual <br /> domestic water well under a well permit and inspection by the <br /> Environmental Health Division at the time of development. <br />
