CONDITIONS OF APPROVAL A. & N. BALDOCCHI MS-92-58 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance Requirements cannot be modified. 1. DEPARTMENT OF PUBLIC WORKS a . A Parcel Map is required (Planning Title Section 9-9112) . b. The Traffic Impact Mitigation fee will be required when parcels are developed. The fee is due and payable at the time of the building permit application. (The fee currently is $2 , 164 . 00 per single family dwelling unit in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record) (Resolution R-90-304) . C. The Remainder shall be designated as "Designated Remainder" on the Parcel Map (Subdivision Map Act Section 66445) . d. All easements of record shall be shown on the Parcel Map (Planning Title Section 9-9184) . 2 . PUBLIC HEALTH SERVICES a . A soil suitability study as required by Section 10100 of the San Joaquin County Development Code must be performed prior to recordation of the Parcel Map indicating that the area is suitable for septic tank usage. b. The existing private water wells shall be tested for the chemical Nitrates prior to recordation of the Parcel Map. Samples are to be taken and run by a State-approved lab. C. On designated remainder parcel construct an individual sewage disposal system under a permit and inspection by the Environmental Health Division at the time of development. d. For designated remainder parcel construct an individual domestic water well under a well permit and inspection by the Environmental Health Division at the time of development.
