CONDITIONS OF APPROVAL <br /> ROBERT MEATH <br /> MS-91-31 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Neeley Road to the property line shall be <br /> required across the frontage of Parcel #1 and #2 . <br /> b. The frontage improvements for Neeley Road across Parcel #1 <br /> and #2 shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way farm or estate <br /> subdivision street. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of <br /> a Deferred Frontage Improvement Agreement, prior to approval <br /> of the Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10500 in addition to <br /> a copy of the Grant Deed and an estimate. The estimate shall <br /> be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to the Department of Public Works <br /> for approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional fee <br /> of $100 . 00) . <br /> C. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> d. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> e. A Parcel Map is required. <br /> f. The "Remainder" shall be designated as "Parcel #2" on the <br /> Parcel Map. <br />
