INTRODUCTION <br /> Our office has been retained by Tim Sunbury/Don Held to perform a soil suitability study <br /> for the property located at 7000 Nelson Rd., Stockton, California(APN#185-060-20). The purpose <br /> of this study is to determine the suitability of the property for septic tank usage in light of the <br /> proposed minor subdivision. This study was performed according to the requirements of Section <br /> 9-1105.2(d)of San Joaquin County Development Title. This report presents the results of our study. <br /> II. PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG-40,for general agricultural use. <br /> The subject property consists of a rectangular shaped 25 acre parcel that is bordered by Little John's <br /> Creek on the northwest comer and is divided by Nijoel Way located at 7000 Nelson Rd, Stockton, <br /> California. The parcel had previously been divided into 6 lots for future development. Each lot has <br /> a rectangular shape with an approximate area of 4 acres(see attached Parcel Map, Plate No.l for <br /> Parcels 1-6). There are presently no structures on the 25 acre parcel except for an abandoned <br /> powerless agricultural well located on the east side of Parcel No.I I. <br />
