John L. Funderburg 2 <br /> Community Development Department <br /> PA-1500256 (MS) <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. The remainder parcel shall be designated and labeled as 'Designated Remainder" on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. For future development of'Designated Remainder" improvements [including but not limited to: roadway <br /> widening, shoulder,curb gutter and sidewalk,water/storm drainage/sewer facilities] shall be provided in <br /> accordance with the County development requirements for'Division 11: Infrastructure Standards and <br /> Requirements" of the San Joaquin County Development Title, and shall be noticed by a statement on the <br /> Parcel Map and by a recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act Section <br /> 66424.6) <br /> 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 5. The Parcel Map shall be revised to reflect the correct flood zones. <br /> 6. The limits of Mokelumne River and the Federal Flood Insurance Administration Designated Flood Hazard <br /> Area, including the 100-year flood elevations, shall be referenced on the Parcel Map in accordance with <br /> Section 66434.2 of the Subdivision Map Act. <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1) acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development,are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity. <br /> (ii.) The developer shall provide drainage facilities in accordance with the San Joaquin County Development <br /> Standards. Retention basins shall be fenced with six(6)foot high chain link fence or equal when the <br /> maximum design depth is 18 inches or more. Required retention basin capacity shall be calculated and <br /> submitted along with a drainage plan for review and approval prior to release of Building. (Development <br /> Title Section 9-1135) <br /> (iii.) All new construction and the substantial improvement of any structure in the area of special flood hazard <br /> shall be elevated a minimum of 1-foot above the 100-year flood elevation of 15-feet referenced to the <br /> North American Vertical Datum of 1988. <br /> (iv.) A State Central Valley Flood Protection Board's Encroachment Permit shall be obtained for work done on <br /> Mokelumne River and within 10-feet from its levee toes. <br /> (v.)
