(2) For phase 1 of this project a minimum of 37 parking spaces shall be provided, including 2 <br /> accessible spaces, one of which shall be van accessible. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). (Development Title Section 9- <br /> 1015.9) <br /> (3) For phase 2 of this project a minimum of four (4) parking spaces shall be provided, including 1 <br /> accessible space, which shall be van accessible. Accessible spaces shall be located as close <br /> as possible to the primary entrance (C.C.R., Title 24). (0.5 spaces are required for every <br /> employee) (Development Title Section 9-1015.3) <br /> (4) One bicycle parking rack or storage device is required for every 2D parking spaces. <br /> (Development title Section 9-1015.7) <br /> (5) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (6) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> g ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015 5[h][1]) <br /> h LIGHTING: Lighting shall be provided and comply with the following <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015 5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Newton Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.5). <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br /> 1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and <br /> kept mowed and dust free. <br /> I SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be enclosed by <br /> a screen six (6) to eight (8) feet in height Items stored within one hundred (100) feet of a <br /> Conditions of Approval - 2 - PA-0700438 <br />
