(2) A minimum of eight (8) parking spaces shall be provided, including one van accessible space. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title <br /> 24). (4 spaces are required for every 1,000 feet of building area). (Development Title Section 9- <br /> 1015.3) <br /> g LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Newton Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6) to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d](2]) <br /> j SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> k. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the Site Plan before submittal to the <br /> Community Development Department for an Improvement Plan (Staff Contact: Steve Dalton, (209) <br /> 468-2229): <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of NFPA 112 of the <br /> National Fire Code. <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin Fire Chiefs Association. <br /> (3) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (4) Fire extinguishers shall be installed in accordance with the California Fire Code, Standard 10-1 <br /> of Volume 2. <br /> Conditions of Approval -2 - PA-03-136 <br />
