ALL TRUCK TRAFFIC WILL ENTER FROM THE PARCEL TO THE NORTH <br /> 3851 N. NEWTON ROAD (APN 132-070-08) (PA-0400381) (SA) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer lines and/or treatment facilities, and if the site's land use is consistent with the <br /> City's General Plan, the property owner shall be required to apply for a City of Stockton <br /> Outside Sewer connection and shall be required to annex to the City of Stockton, or sign <br /> a deferred annexation agreement if the property is not deemed contiguous to the City, <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved in the extension of the sewer main to serve this parcel, as required, to <br /> meet City standards. This may include the extension of the sewer main across the <br /> entire frontage of the property. <br /> 2. Full frontage improvements including, but not limited to, curb, gutter, sidewalk,driveway <br /> installation, pavement widening and street lighting. Said improvements should be <br /> installed prior to occupancy of any buildings/structures on this site. Should installation of <br /> these improvements prove not practical due to existing physical constraints, the <br /> owner/developer should enter into a recorded Deferred Improvement Agreement <br /> whereby the owner/developer agrees to install the required improvements at such time <br /> as it is practical. <br /> 3. All parking and traveled areas, including the access to the north as identified on the <br /> subject application, should be paved to ensure that vehicles exiting the site onto public <br /> streets are track and dust free.
