(3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty (20) feet tong. Where a concrete curb functions as a wheel stop, the required length of a parking space abutting such curb may be reduced by a maximum of two feet, provided the planter is at least five (5) feet wide. (Development Title Sections 9-1015.5[1,2]) f_ LIGHTING: Lighting shall be provided and comply with the following: (1) All off street parking areas shall be provided with exterior lighting which conforms to section 9-1015.5 (g) of the San Joaquin County Development Title. (Development Title Section 9-1015.5[g]) (2) All lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. Lighting shall be on a time clock or photo-sensor system. (Development Title Section 9- 1015.519][41) g. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Newton Road, shall be installed across the frontage of the project site. The strip shall be continuous except where crossed by driveways and walkways. (Development title Section 9-1020.8) (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development title Section 9-1020.8) (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (Development Title Section 9-1020.) h. SCREENING: Screening shall be provided and comply with the following: (1) A five (5) foot wide planting strip shall be installed along the southern property line to provide screening between industrial and residential uses. (2) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6) to eight (8) feet in height. Outside storage is not permitted in front yards, street side yards, or in front of main buildings. Screening shall not be required for a storage area that abuts an existing industrial use or property designated on the General Plan Map for industrial use, provided the storage area is not adjacent to an existing residential use or property designated on the General Plan Map for residential use or a public street. FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Fire flow will be provided for proposed buildings by the use of static water supply (NFPA 1231 of the National Fire Code). (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and the appropriate standards and guides adopted in Chapter 35 of the California Building Code and the Califomia Electrical Code (if required).
