(3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide <br /> and twenty (20) feet tong. Where a concrete curb functions as a wheel stop, the <br /> required length of a parking space abutting such curb may be reduced by a <br /> maximum of two feet, provided the planter is at least five (5) feet wide. <br /> (Development Title Sections 9-1015.5[1,2]) <br /> f_ LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) All off street parking areas shall be provided with exterior lighting which conforms to <br /> section 9-1015.5 (g) of the San Joaquin County Development Title. (Development <br /> Title Section 9-1015.5[g]) <br /> (2) All lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. Lighting <br /> shall be on a time clock or photo-sensor system. (Development Title Section 9- <br /> 1015.519][41) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way <br /> width of Newton Road, shall be installed across the frontage of the project site. The <br /> strip shall be continuous except where crossed by driveways and walkways. <br /> (Development title Section 9-1020.8) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. (Development title <br /> Section 9-1020.8) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. (Development Title Section 9-1020.) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A five (5) foot wide planting strip shall be installed along the southern property line to <br /> provide screening between industrial and residential uses. <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to eight (8) feet in height. Outside storage is not permitted <br /> in front yards, street side yards, or in front of main buildings. Screening shall not be <br /> required for a storage area that abuts an existing industrial use or property <br /> designated on the General Plan Map for industrial use, provided the storage area is <br /> not adjacent to an existing residential use or property designated on the General Plan <br /> Map for residential use or a public street. (Development Title Sections 1022.4[e][2 <br /> A.B1) <br /> i. FIRE CODE REQUIREMENTS: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Community Development Department for a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of static water supply <br /> (NFPA 1231 of the National Fire Code). <br /> (2) Fire sprinkler systems shall be installed according to Article 10 of the California Fire <br /> Code and the appropriate standards and guides adopted in Chapter 35 of the <br /> California Building Code and the Califomia Electrical Code (if required). <br /> Conditions of Approval - 2 - SA-98-28 <br />
