CONDITIONS OF APPROVAL <br /> LA-01-12 <br /> CRV Enterprises <br /> Lot Line Adjustment Application No. LA-00-69 was approved by the Community <br /> Development Department on October 18, 2000, which is the effective date of approval. This <br /> approval will expire on September 6, 2002, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of <br /> Survey has been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to <br /> approval of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a. APPROVAL: The Lot Line Adjustment Recorded shall substantially conform to the <br /> Tentative Map dated February 9, 2001. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A "Notice of Lot Line Adjustment" shall be <br /> recorded prior to conveyance of property through deeds by the owner. Legal descriptions of <br /> the lands to be exchanged shall be submitted to the Surveyor's Division for review and <br /> forwarding to the Community Development Department. The legal descriptions shall be <br /> prepared, stamped and signed by a Registered Civil Engineer, qualified to practice Land <br /> Surveying per Section 8731 of the Land Surveyors' Act, or a Licensed Land Surveyor. <br /> (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 398 150 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of two (2) acres. (Development Title Section <br /> 9-610.2) <br /> d. NOTICE OF MINOR SUBDIVISION: The following "Notice of Minor Subdivision" restriction <br /> shall be placed on the parcel map and shall also be recorded as a separate instrument : <br /> "Parcel 1 cannot be further subdivided because any additional subdivision would exceed <br /> the General Plan density of one dwelling unit per 20 gross acres."
