CONDITIONS OF APPROVAL <br /> LA-01-12 <br /> CRV Enterprises <br /> Lot Line Adjustment Application No. LA-01-12 was approved by the San Joaquin County Community <br /> Development Department on March 7, 2001,which is the effective date of app <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on September 6, 2002, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Leanne Mueller, 468-3228) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Tentative Map <br /> dated February 9, 2001. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-010.4) <br /> (2) All parcels shall have a minimum lot area of two acres. NOTICE OF MINOR SUBDIVISION: The following"Notice of Minor Subdivision"restriction shall be <br /> placed on the Parcel Map and shall also be recorded as a separate instrument: "Parcel 1 cannot be <br /> further subdivided because any additional subdivision would exceed the General Plan density of one <br /> dwelling unit per 20 gross acres."
