May 25,2001
Job Number: LGOI-115
Page 2
III. PRESENT AND PAST USE OF THE SITE
Presently, the property is open fields and cattle grazing. The property has always been
used for cattle grazing.
The land is currently zoned as AG40. The General Agriculture(AG)Zone is established
to preserve agricultural lands for the continuation of commercial agricultural enterprises. This
zone is intended to implement the General Agriculture land use category of the San Joaquin
County General Plan.
IV. SURROUNDING USAGE
The site is bounded by Nicholes-Bill Road to the north,Nichols Road to the east, Liberty
Road to the south, and open field and cemetery to the west. State Highway 99 is located about
500 feet to 1000 feet to the west of the west-side property lines.
The septic system density was counted in a I square mile area centered over the site. A
_ 1993 United States Geologic Survey(USGS) air photo and a 1989 USGS topographic map
obtained from terraserver(www.terraserver.microsoft.com) was utilized for the survey. The
count indicated that about 132 homes or building clusters exist within one square mile around the
_ site. It is estimated that the septic system density is approximately 132 per square mile.
The following interviews were conducted with available persons who live or work near
the subject property and/or have knowledge of septic system and water well performance. There
responses are condensed and summarize in the following table.
