Nichols Road <br /> Galt, California. The project is in a farming community and is surrounded b rural residential <br /> and agricultural land. It is zoned AG-40. The project parcel number is . There is one <br /> home and several accessory buildings including the two barns and a pool house. <br /> Description of proposed development: The purpose of this project is Site Approval <br /> application for an off-site wine cellar and includes the conversion of an existing 550 square foot <br /> pool house into a wine tasting room and storage area with up to 24 marketing events a year. <br /> 1.2 Parcel Location Map: (See Appendix). <br /> 1.3 Site Map: (See Appendix). <br /> 2.0 PAST PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 The present owners, Steve Baker and Odile Roques have owned the property for <br /> approximately 4 months. Prior to this, it was owned by Steven Ellinwood. The past <br /> and present use of the property has been a residence. Future use of the property will continue to <br /> be residential with the addition of the off-site wine cellar and storage as well as marketing events. <br /> 3.0 EXISTING AND PROPOSED SEPTIC TANK USAGE SECTION: <br /> 3.1 Description of Existing on-site septic tank usage: The purpose of this project is to create <br /> an off-site wine cellar and convert an existing 550 square foot pool house into a wine tasting <br /> room and storage area. Once the application is approved and building permit is issued, a septic <br /> system will be required and built based per the San Joaquin County requirements. There is an <br /> existing septic system on the property serving the house;however no records were found to <br /> illustrate this fact. <br /> 3.2 Site Septic Permit History: Research for on-site septic permits revealed no permits for this <br /> parcel. <br /> 3.3 Discussion of on-site septic repair history: No septic permits have been issued,no history <br /> of septic repair is available. <br /> 3.4 Description of Existing Septic Tank Usage in the General Area: Septic systems in the <br /> general area consist of what seem to be standard systems consisting of leach lines and seepage pits. <br /> (See permits in appendix). There have not been any failures noted in the permits researched. <br /> 3.5 General Area Septic Permit History: In researching permits for septic systems and San <br /> Joaquin County Environmental Health Department records, the septic systems in this general area <br /> range in installation dates from 1981 to 1984.
