Dedication to result in a twenty-five (25) foot wide right-of-way from the centerline of Norman <br /> Avenue to the property line shall be required across the frontage of Parcel 1 and Parcel 2. <br /> Dedication shall be made on the Parcel Map. (Development Title Section 9-1150.5) <br /> 4. Structures, fences, landscaping and, any or all obstructions shall be removed from the dedicated <br /> right-of-way,prior to recording the Parcel Map. <br /> 5. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 6. The frontage improvements for Norman Avenue shall be constructed in conformance with the <br /> standards for one-half of a fifty(50) foot right-of-way rural residential street. <br /> (Development Title Section 9-1150.2[d][3]) <br /> 7. Drainage from the improved portion of each parcel shall be retained on-site by a retention basin (18- <br /> inch maximum depth). Drainage for each pond shall be calculated by a registered civil engineer, an <br /> architect, or a licensed contractor, prior to recording of the Building Permit. <br /> (Development Title Section 9-1135.9) <br /> 8. All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices, <br /> CalTrans Traffic Manual and/or San Joaquin County Standards and shall be shown on the <br /> improvement plans.
