NORTH RIPON ROAD, RIPON APP #: LA-01-102 <br /> REPORT DATE: JULY 21, 2003 <br /> Section Comments <br /> 1.2 The number of bedrooms used to estimate the number of people to occupy primary and secondary <br /> residences in section 7.2 may be inaccurate, as second unit dwellings are not restricted to two bed- <br /> rooms. Please refer to Chapter 9-830 of the San Joaquin County Development Title for more <br /> information on second unit dwellings. Please revise the estimates based on this new information or <br /> provide a discussion as to why the existing estimates are still valid. <br /> 2.3 Section 3.0 and 7.1 are inconsistent as to the current crops planted on the acreage. Section 3.0 <br /> indicates there is no vineyard on site, while 7.1 indicates there is a vineyard. Please provide <br /> clarification. <br /> 3.1, 3.3, Section 5.0, paragraph 4 indicates domestic well's water sample showed results of 94mg/L-NO3 well <br /> & 3.6 above the MCL of 45 mg/L-NO3. The report is very vague as to the amount of Nitrates entering <br /> groundwater from subject property and neighboring farms and its impact on the Underground aquifer <br /> and down stream wells and waterways. Will the additional proposed houses by this project cause <br /> further degradation of the water quality? Please address this in an addendum. <br /> 5.2 Section 4.0 indicates there are about 14 homes or building clusters existing within one square mile <br /> around center of site. Copies of the septic permits were not included in the appendix of the study. <br /> Please provide copies of septic permits or a completed summary of these permits. <br /> The Environmental Health Department would like to know if your recommendation for the <br /> engineered septic systems are similar to the recommendations you provided in LA-01-77? <br /> 6.6 The percolation field test report sheets must be certified appropriately in your submittal. <br /> EHD 26-02-003 <br /> Page 4 of 4 Soil Suitability/Nitrate Loading <br /> Checklist <br /> 7/14,2003 <br />
