Iwamiya, Senior Civil Engineer <br /> Public Services Division <br /> SUBJECT: SA-95-44 A SITE APPROVAL APPLICATION FOR A FARM EQUIPMENT <br /> REPAIR SHOP IN AN EXISTING BUILDING LOCATED ON THE EAST SIDE OF <br /> NORTH RIPON ROAD, 2,600 FEET SOUTH OF STATE HIGHWAY ROUTE 120. <br /> (DISTRICT 5). <br /> APPLICANT: Samuel Travaille APN: 245-040-22 <br /> INFORMATION: <br /> The site is not located within a Federal Flood Insurance Administration Designated Flood Hazard <br /> Area. In addition, the existing San Joaquin County and City of Stockton Flood Insurance Studies, <br /> which delineate flood risks, floodplains, and floodway areas, are currently being reevaluated. The <br /> reevaluation is being conducted by the Federal Emergency Management Agency, Region IX, Building <br /> 105, Presidio of San Francisco, California 94219, telephone (415) 923-7186. The reevaluation may <br /> delineate additional flood risks. The official flood maps are available for review at the Department of <br /> Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be updated when the <br /> reevaluation process is completed. <br /> North Ripon Road has an existing right-of-way width of 40 feet and a planned right-of-way width of <br /> 60 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $134.34 per additional <br /> daily trip-end generated in the Ripon area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record.)
